Assumable Mortgage Homes for Sale in the Austin TX area

Let's face it - the biggest reason that the market has seemingly slowed down is because of higher interest rates and affordabality.  The ONLY way to see an interest rate in 2's or 3's would be to buy a home with an assumable interest rate.  The loans that qualify to be assumable are government backed loans such as FHA or VA or even USDA.  You as the new home buyer assuming the previous owner's loan,  would assume the interest rate and the balance.  This is a way to take advantage of the pandamic era rates.  

This is a Great Option and Could save you tens of thousands of dollars! 

Let's dive a little deeper as to how this works. Generally, the down payment would be more.  For example, If the house is on the market for $500,000 and the current owner's balance is $370,000, in order to assume the rate you would need to bring the difference which in this case is $130,000. (plus closing costs)

Each property will be different from the next as the balance would vary from the owner.
